<p>1. Property classified ads: Apart from providing you quality information about the builders, artchitects, etc, you can now also search for the property classified ads. Currently we don&#8217;t ahve our own classified. We are using a service called Oodle to collect the classified ads from the major property portals and displaying all of them on our website. So, when you search to buy/sell/rent a property on <a title="PerSquareFeet" href="http://www.persquarefeet.in/listing_search.aspx" target="_blank">PerSquareFeet</a>, you will be shown the classified listings from all the major portals (including 99acres, IndiaProperty, among others.) <p>2. Property Price Index: This is very unique and interesting. We collect key data from the thousands of listings above (such as city, area, price, sq.ft. area), and analyze and arrive at an average price per sq.ft. for each area in key cities. This is then published on a chart on a daily basis. This is still very primitive and we are working on it to give you better results. <p>36 software engineers had taken housing loans running into crores of rupees to pay Ittina builders for their flats in ITPL, Whitefield. But later it was discovered that all these flats were already mortgaged to Karur Vysya Bank.</p>
<p>Ittina builder had hypothecated these 36 flats to Karus Vysya for funding. Ittina builders not only defaulted on their debt but also went ahead and sold these flats to these techies. The techies then got notice from the bank and were asked to vacate the flats which they will eventually have to.</p>
<p>I hope people become more vigilant and conduct appropriate due diligence before entering into such trades. Even the banks who gave loans to these home buyers should be punished as they are required to verify all documents and the title before sanctioning the loans.</p>

			<content:encoded><![CDATA[<p>I just wanted to put on record how our website has evolved since its start and also wanted to jot down what we plan to do in the coming months.</p>
<p>There&#8217;s no official date for the launch of this website. The day I felt it can be shown to people, I started mailing my friends about it and sent out a press release.</p>
<p>For my own statistical purposes, I consider the launch date to be 1st December 2008.</p>
<p>Given that we are now 49 days old. We haven&#8217;t got much coverage yet but yes, people do find us useful.</p>
<p>As of now we get just about 200 to 300 pageviews everyday. In the language of startup guys, this is not really a start. However, it is quite a big deal for me. The fact is that there is no funding raised for this website. </p>
<p>We started with thinking just about local information and reviews about service providers. But now we want to think about a 360 degree problem solving approach. So, we have local business information and reviews. There is an <a href="http://http://www.persquarefeet.in/article.aspx">articles</a> section which contains host of useful information on a variety of topics related to real estate, home loans, home decor, modular kitchens, etc. We also started an e-learning series which will contain free short <a href="http://http://www.persquarefeet.in/article.aspx?kci=10">e-learning courses </a>on important topics. Apart from there, we also boast of a strong <a href="http://http://www.persquarefeet.in/question_details.aspx">Questions and Answers </a>section where people can post their queries on any related topics and we will do our best to answer it quickly.</p>
<p>Our focus for the next 2-3 months is to thoroughly veryfy the data of service providers, remove duplicate data, add lots of new articles, and develop atleast 3-4 e-learning courses on key topics.</p>

<p>What&#8217;s the idea?</p>
<p>It all started with our own personal experience when we purchased an apartment in Bangalore from a small builder.</p>
<p>We were promised that we will be able to occupy the apartment in June 2007 (one year after purchase). However, we actually got the possession in September 2008 &#8211; 15 months after the promised date. This was a long enough period to give root to the idea of having a dedicated resource for people looking at buying property and other real estate services.</p>
<p>It would have been so much better if I could look up somewhere about the past performance of a builder in terms of how good they are in terms of quality and other criteria. Though this information is available, it is very scattered and may take some time to gather.</p>
<p>PerSquareFeet is developed with the hope that it will be able to solve this problem to some extent by providing enough information to the users about service providers in their area.</p>
<p>The objective is three-fold:</p>
<p>1. To be able to collect quality information (including reviews) about service providers</p>
<p>2. To be able to  use our knowledgebase to understand how things work</p>
<p>3. To be able to ask specific questions to get to-the-point answers</p>
